• Statutory Declaration: Prepare a statutory declaration proving possession of the land. 
• Supporting Statutory Declarations: Obtain statutory declarations from two people who have known the land for at least 30 years, if you don't have documentary proof of ownership for yourself and your predecessors for 40 years. 
• Property Tax Certificate: Submit a current certificate of payment for property taxes. 
• Survey Diagram: If registering by plan, include a pre-checked survey diagram. 
• Proof of Ownership: Provide any other documents that prove ownership, such as a receipt, conveyance, probate, or certificate of compliance. 
• Identification Documents: You will need to provide identification documents. 

Closing costs can vary depending on the property's price and location. On average, they can range from 2% to 5% of the property's purchase price.
